Good Stuff to Know!

  • Lease Terms - All leases are for 12 months and will be noted on our list as either a June Lease (June 25, 2018, through June 15, 2019) or a September Lease (September 24, 2018, through September 14, 2019).
  • Security Deposit - The amount of the security deposit is usually equal to one month's rent. The deposit is due in full at the time you sign your lease. Payment must be made with a single cashier's check. Sorry, no cash, personal checks, or money orders.
  • Furnishings - Unless otherwise noted, all of our places come with stoves and fridges. Couches, beds, tables, chairs, and the like are all things you will need to provide.
  • Parking - Most of our properties require paid, permitted parking, which is assigned in the office when you purchase it. Parking spaces are self-monitored and are regulated by Thomas Towing. The annual fee for this service varies from property to property and is noted in the property details.

  • To submit an application, click Pre-Apply or Apply Now on the property details page for your first choice unit.
  • We require a minimum of one completed application per bedroom for you and your group to be approved.
  • A completed application includes a Cosigner Application/Guarantee Form and photo IDs.
  • Ultimately everyone living in the house or apartment will need to apply and sign the lease.
  • Approvals are made on a first-qualified, first-served basis.

  • Fill 'Em Out!
    • From the property details page, click Apply Now. This will guide you through and allow you to complete your rental application online. You can also fill out an application in our office.
    • Fill out your Isla Vista Application completely. We require a copy of all applicants' photo identification. Incomplete applications will not be accepted.
    • Have your cosigner complete the Guarantor Rental Application and Third Party Guarantee of Lease Obligation form. We also require a copy of their photo identification. This form will be sent automatically after the application has been submitted (be sure to check spam/junk mail).
    • Indicate your second and third choice on your application (in the sixth section). If you would like to change your options, give us a call at (805) 964-6770.
  • Turn 'Em In!
    • We're accepting applications now! Approvals are made on a first-qualified, first-served basis. We will date and time stamp applications when they are completed.
    • You will be asked to designate a specific contact person. Your contact person is the person we will call with approvals or questions about your applications.
    • WE REQUIRE AT LEAST ONE COMPLETED APPLICATION PER BEDROOM, and these must be submitted at the same time. Other people who wish to live in the unit will still be required to apply and sign the lease, but may do so at a later date.
    • There is a $40 document preparation fee for each bedroom in the unit. This must be paid when you sign the lease.
  • Get Excited!
    • It is our goal to provide you with a decision within 24 hours. We will be calling your group's contact person with approval information.
    • When you're approved for a unit, you will have 24 hours from the date you were called to make an appointment to sign the lease and 3 days to sign the lease. Lease signing is by appointment only! At the time you sign the lease, you will need to pay the entire security deposit amount (shown on the rent list) and the document preparation fees. We require payment in a single cashier's check for the security deposit. The document preparation fees must be paid in a single cashier's check, money order, or personal check; if the fee is included with the security deposit, please be sure this is noted on the memo area of the check. Sorry, no cash, personal checks, or money orders can be accepted for the security deposit. Payment can be recieved only by someone who has signed the lease.
